Buyers
A thorough inspection of all visible and accessible components of the home including the Roof, Attic, Exterior, Interior, Plumbing, Heating / Cooling, Electrical and Structural.  All inspections use the
ASHI Standards of Practice as a guideline.

Home Sellers/Pre-listing
A listing inspection provides home sellers with a better understanding of the conditions a prospective buyer’s inspector may find.  This affords the seller/homeowner an opportunity to make repairs and improvements that will help the sale go smoothly and maximize selling price. 

Radon
Radon is an extremely toxic, odorless and colorless naturally occurring gas.  The EPA and the Surgeon General recommend that all homes be tested for radon, as it is a silent and potentially deadly hazard to health.   S.P.H.I. conducts a 48 hour (minimum) test in accordance with the
NRSB and the EPA.

Individual Element
An inspection on individual items can be performed, such as the Roof, Attic, Crawl Space, Electrical Panel, etc.

Septic
A septic inspection is not part of the home inspection.  It can be performed separately or at the time of the home inspection but an additional fee will be applied.  A minimum of 100 gallons of water per bedroom are run through the system (filling bathtubs), the system is charged with dye and the septic drain field is inspected for improper leach out.  A septic certification report is provided at the end of the inspection.

Water
A water inspection is not part of the home inspection.  It can be performed separately or at the time of the home inspection but an additional fee will be applied.  A sample of water is taken and sent to a lab for testing.  The water can be tested for fecal coliform and other bacteria as well as other unwanted elements in your domestic water supply.  The results of the test are typically known within 72 hours after reaching the lab.

Pre-warranty Expiration
It is typical in some areas for the home builder to provide a one year warranty on new construction.  It is recommended that you get your home inspected before your warranty expires and have the builder address any issues that are found.
