Selling your home or business can be a very stressful time, and we can guide you through the process. Our office will review the contract you have signed to protect your interests. We will prepare the Deed and other necessary paperwork to complete the transaction. We also obtain any payoff figures for mortgages or liens for you and pay for the balance owed at the time of closing. A title report is also prepared and reviewed for title issues, and we resolve those before closing. We also represent the seller at closing to make sure you get what was agreed to in the contract. We do the work for you.

BUYING

Buying a home or business can also be stressful, and we can help get you to the closing table. Our office will review the purchase contract for your protection. We will review the title reports and searches to make sure you purchase the property free of any judgments or liens. We will work with your lender to get your financing approved so we can get you to the closing table as quickly as possible to enjoy that new home.

LENDING
 

Our office has represented lenders for over ten years. We have conducted the closing at our office for more than 15 different lenders. Chances are that we are approved to close for the lender you have chosen, which would allow you to close in our office. If you're searching for a lender, please contact us and we can make a referral for you. The lenders we represent can assist you in purchasing or refinancing, and most of the time equity loans are available.

TITLE INSURANCE

When purchasing real estate, a lender requires title insurance to protect its investment in you. As the new owner, you have the option of purchasing your own insurance as well to protect you against forged deeds, forged wills, missing heirs, mistakes in recording, deeds by persons of unsound mind, deeds by minors, deeds by a single person who is actually married, fraud, undisclosed judgments, liens or mortgages. Our office has contact with several title insurance companies that can prepare a policy for you when purchasing or refinancing your property.
