THE INSPECTION PROCESS

First, we start with the Inspection Agreement and discuss what is covered in the inspection and what is not within the scope of the property inspection. Once that is agreed upon, we will begin with the exterior inspection.

Advantage Property Inspections encourage our clients to accompany us during the inspection and to ask questions and if you wish, take notes. We will make several trips around the property and inspect the exterior of the building, roof, foundation, etc. for any defects, maintenance items or safety hazards.

When we move into the interior of the building, we will be inspecting various components including the electrical, heating, plumbing and air conditioning systems of the home. During this process, we will be looking for any maintenance issues, safety hazards or major concerns.


Advantage Property Inspections will rate all systems and components of the property as follows;

SATISFACTORY: Indicates the component is functionally consistent with its original purpose but may show signs of normal wear and tear and deterioration.

MARGINAL: Indicates the component will probably require repair or replacement anytime within five years.

POOR: Indicates the component will need repair or replacement now or in the very near future.

SIGNIFICANT ISSUES: A system or component that is considered significantly deficient, inoperable or is unsafe.

SAFETY HAZARD: Denotes a condition that is unsafe and in need of prompt attention.
