At times of booming real estate sales, it's easy to be tempted into buying at first sight because you love the place. But please bear in mind the following: A property with asbestos, mould, lead water supply, galvanized pipes, etc. (The list goes on) will have to be addressed sooner or later. That means at some point the owner will have to invest in correcting these issues or face the consequences at resell time. Perhaps with an independent property inspection a reduction could have been agreed prior to the sale, or even had the sellers address the issues at their own expense. Often clients benefit from this scenario and the money saved pays for the cost of the home inspection many times over!

​Owner alterations, outdated techniques and materials (some become hazardous to health over periods of time) as well as changes in health and safety advice mean that an older property has its own issues which deserve a qualified visual inspection. 
Neglect will compound long term issues, for example a leak or vent that has been concealed behind a makeshift cover can cause real damage to wood, metal and even concrete given enough time. Many of my previous clients have benefited from an Infrared inspection in this instance.

All homes deserve a home inspection. Hiring an experienced, qualified and insured Home Inspector is the only way to go. Forget about the contractors or part timers trying to make a quick buck. They will request the sellers rip everything out and build it to modern building code because that's what their training is centered around. (Note - Functional and safe old homes do not need to be demolished and rebuilt to modern building codes!) This approach rarely goes down well with the sellers...
